Investment Properties

Northern Colorado has long been a popular market for investors.  With our college, our hospitals and tech cluster, there is a ready pool of would-be renters.  Our high occupancy rates offer a sense of security to an investor.  At the same time, with the high percentage of investor owned housing units, I feel it is important to offer opportunities for investors to sell their holdings thus returning some of these homes to our tight first-time buyer market while realizing financial advantages of their own.  A tax-deferred exchange is a great tool for selling a current property, rolling the cash into another investment while deferring capital gains.  Perhaps a property that has been held long term is reaching the end of the depreciation period and is in need of major capital investment;  this is the perfect time to purchase a newer low maintenance property to add to the portfolio or perhaps create a legacy by donating that property to your favorite charity, thereby avoiding capital gain and depreciation recapture, and gaining a significant charitable contribution deduction and satisfying a personal goal to make a difference.  Each individual transaction is different.  Real Estate and Tax Attorneys as well as your CPA should be a part of any consideration.
